21 Flat Roof Maintenance Tips (EPDM & Liquid Roofs)
A sound flat roof protects your insulation, ceilings and electrics. Whether you’ve got EPDM rubber or Liquid Roofing, these tips help you avoid leaks and extend lifespan.
Quick quarterly checks
- Walk the perimeter—look for lifted edge trims and loose fixings.
- Clear leaves from outlets and gutters; add leaf guards if trees overhang.
- Check around rooflights: cracked sealant or ponding water?
- After storms, inspect for wind-blown debris and scuffs from branches.
- Photograph the roof—small changes are easier to spot over time.
EPDM-specific
- Keep solvent spills, paints and oils away from the membrane.
- Don’t drag furniture or ladders across the surface—use walkway tiles.
- If seams look dirty or chalky, note it for a pro inspection.
Liquid roofing-specific
- Look for abrasion at door thresholds and balcony edges—consider anti-slip topcoats.
- Check any upstands and details; liquids should remain fully bonded and seamless.
Preventing leaks
- Ensure water flows freely—if you see ponding, you may need tapered insulation.
- Keep moss off; gently brush, never pressure-wash.
- Don’t apply random mastics—use manufacturer-approved detailing.
